Jason Wexler
Jason Wexler has built his reputation in the business of real estate by combining his practical knowledge with a creative vision and common sense approach to each project he undertakes. As principal of Greenhat Partners, Jason's wide array of experience enables him to provide flexible, project-based strategies to navigate profitably through the development process. Whether it's real estate development, equity investment and deal structuring, or acting as a project consultant, Jason puts his expertise to work so that each project reaches its full potential.
In addition to his experience with general commercial real estate development, Jason has considerable background in complex transactions requiring multiple financing components. He is skilled in structuring deals using historic preservation tax credits, low income housing tax credits, PILOT (payment-in-lieu-of-tax) programs, tax exempt bond financing, and public financing through municipal agencies.
Prior to founding Greenhat Partners, Jason was a partner in the Memphis law firm of Hanover, Walsh, Jalenak and Blair, PLLC. His practice concentrated on real estate law, with a specific focus on center city and community development initiatives. Throughout his career, he has represented the various participants in the real estate process, including owners and developers, buyers and sellers, lenders and borrowers, landlords and tenants, equity investors, credit enhancers, consultants and nonprofit developers. As a result, he understands well the full range of perspectives comprising mutually beneficial partnerships and successful projects.
Jason graduated in 1991 from the University of Virginia with a Bachelor of Science in Architecture, and in 1995 from Columbia Law School. He practiced with Fulbright & Jaworski, LLP in New York City prior to moving to Memphis.
Billy Orgel Billy Orgel brings broad vision and entrepreneurial
development experience to his role as principal with Greenhat
Partners. His expertise in development, with particular emphasis
in the public planning process, provides a unique foundation on
which to guide Greenhat Partners.
Billy has been involved in development and construction within
the telecommunications industry since 1985. As Managing Partner
of Tower Ventures, a developer and manager of communications towers
throughout the southeast, he has successfully zoned and built
over 200 wireless communication sites for Cingular, Nextel, Voice
Stream, AT&T Wireless and Verizon.
Much of Billy's development work within the telecommunications
industry consisted of working with various government officials,
neighborhood groups and elected representatives to determine the
best design options and the least obtrusive locations for tower
sites.
Incorporating unique design elements and site locations consistent
with the landscape and character of the neighborhoods in which
they are built positioned Tower Ventures as a leader in its industry.
Prior to Tower Ventures, Billy was an independent dealer for Motorola's
two-way radio business and owned licenses providing radio service
to many local companies. Most recently, Billy served on the Memphis
Public Building Authority for development of the FedEx Forum,
the new $250-million home of the Memphis Grizzlies. He is a founding
director of First Capital Bank in Germantown, TN, one of the best
performing new banks in the nation.
He attended the University of Texas where he received a Bachelor's
degree in Business Administration in 1985.
